FAQ
Ordering and Pricing:
How do I place an order?
For both Fully Installed and DIY Units. The customer will go on to the website and attempt to design the unit they desire (size, style, windows, doors, options) the lead will then be sent from the website directly to the Outdoor Office Sales team. The sales team will follow up within 24 hours and contact the customer at which time they will go through the results of their initial configuration, confirm options, final pricing, and delivery times. Upon agreeing over the phone or in person, the sales team will give a final price and delivery time in writing via e-mail or in person, once the salesperson receives a signed copy of the quote via e-mail, or in person, with a 50% deposit (check, credit card, or wire transfer) the salesperson will then place the order.
What deposit is required and when is the final payment due?
For Fully Installed Units, 50% deposit is required with receipt of order and the balance is due upon completion when handing over the keys. For DIY Units, 50% deposit is required with receipt of order and the balance is due when the unit is completed and prior to shipping from the factory (approx. 7 days).
Do you offer financing or a price guarantee.
We offer customer financing through Acorn Finance (customizable plans based around the customers’ credit and requirements). We offer a price guarantee for 30 days; we will hold the quoted price obtained in writing from our sales team for 30 days. Any unit quotes older than 30 days will be required to be re-quoted.
Product Specs and Features:
What are the standard dimensions, layouts and material specifications.
For both fully installed units and DIY units the current range of sizes are all quoted with width first then length, we offer six sizes 8’ x 10’ , 8’ x 14’ , 10’ x 12’ , 10 ‘ x 16’ , 12’ x 12’ , 12’ x 16’ . All sizes are available in three (3) different design styles, Classic, Cottage, and Contemporary. Each design style can be configured in the customer’s choice via placement of doors, windows, and lighting. Additionally, the customer has their choice of two types of roofing (galvalume metal, or asphalt roof shingles) and siding options. Outdoor Office Next uses only the most sustainable and environmentally friendly building materials whenever possible.
Are heating, cooling, utilities or smart features available?
For fully Installed and DIY units Outdoor Office Next sets itself apart by including heating and air conditioning in with all units (the most current remote and app controlled mini-splits). Fully Installed Units also include pulling a simple permit for electrical, installing the needed outdoor electrical outlet and initial hookup provided by Outdoor Office Next (should any additional electrical installation be needed beyond the outdoor outlet installation – example – additional breakers or panel maintenance – this additional expense will be at the customers expense). DIY Units are shipped with pre-drilled studs for electrical installation along with all necessary electrical material needed for DIY installation (wire, couplers, outlet boxes, outlets, etc.).
Outdoor Office Next leads the industry in innovative and efficient building practices. A great example of this is the use of its helical pier foundation. The helical piers allow OON and the DIYer to install a foundation for a unit in about a half a day without upsetting large patches of ground. The ordinary concrete pier foundation takes approximately three days to prepare and pour while disturbing large patches of ground and leaving piles of soil to dispose of. Another innovative and creative element is the use of a garage door to open the side of the building. Most units are built either with a view of a great landscape or the sun either rising or falling. OON has created a space that opens to these possibilities with the easiest and largest way possible, a manual or remote operated garage door. We are one of the pioneers in doing this and it greatly enhances your Outdoor Office Use.
How do you handle insulation, weatherproofing, and structural load requirements?
Although not required by all local building authorities due to its size, lack of plumbing, and being outside and not attached to the customer’s existing home, OON builds all its units to the standards set by the International Building Code. In fully installed units, the insulation installed is IBC standard R-30 in the floors and ceilings and R-13 in the walls. All DIY units will be shipped with rolls of insulation ready for installation by the DIYer. On fully installed units all joints, windows, doors, and every piece of siding is caulked with the latest appropriate flexible caulking to seal up the unit and prevent moisture to penetrate. All DIY units will be supplied the appropriate type and amount of caulking with instructions to apply with their DIY installation. All OON units, whether it is fully installed or DIY have been designed and approved by a licensed architect, insuring all structural elements of loads and bearings have been computed to meet structural and design requirements.
Customization and Design
Can I customize the design and layout?
For both fully installed and DIY units we currently have six different sizes as stated previously in the standard dimension section. These sizes allow us to build and install your unit without a structural building permit in most localities yet still gives the customer a diverse range of sizes to customize. You can customize our units with different window sizes, color and placement within the unit. Different roof line options along with different roofing material. Colors and architectural styles are all available to be viewed and designated on our configurator prior to you deciding on the unit you need.
Are small changes included in the price?
There is no cost to a change unless the cost of the change is an upgrade. The change will be accommodated and priced accordingly prior to the actual building of the unit. Once the unit is in production (the customer will receive a notice) then changes cannot be made
When do additional costs apply for customization?
Since there is no customization currently outside of the configurator options, there are no additional costs. We as a company are always open to fulfilling the desires and needs of our customers when it comes to building an Outdoor Office. Should we not be able to meet a customer’s requests with our current offerings, we would suggest having a discussion with our Sales Team and allowing OON to quote other requests they may have.
Shipping and Installation
What areas do you deliver to and what delivery methods are available?
Our fully installed units can be delivered and installed in the States of Oregon and Washington at this time. OON is currently developing a contractor installation network and soon will be able to offer full installation throughout the continental United States (please check on timeline with your sales agent). Our DIY units are flat packed and can be shipped common carrier to anywhere in the Continental United States. We will provide a quote and once approved include this with the final cost of the DIY Unit. OON will schedule, deliver and insure the delivery of your unit.
Can I arrange my own pickup?
All fully installed units are delivered by our installation teams only. DIY units can be picked up from the factory or OON will work with your carrier for delivery. Please keep in mind that due to our volume and preferred rates, our common carrier pricing is usually the most economical choice.
What site preparation is needed, such as foundation or utility hookups?
Fully installed units only need to have the site cleared of brush and debris prior to OON starting installation. OON will call all local utilities to spot and locate the utility lines if there are any that are installed in or near the location. OON will then have the outdoor power outlet installed by our electrical contractor. OON will have its team develop a plan and stake out the footprint for the unit. They will scrape the ground down to a needed height and level up any necessary grade deficiencies. They will then install the helical pier foundation. One of the advantages of the helical pier foundation is the groundwork does not have to be perfectly level. The piers are adjustable to different grades. Our DIY units will have the installation manual to direct the customer on the step-by-step process to prepare and install the helical piers (which are supplied) and start the build process. One thing to acknowledge with both the fully installed units and DIY units are the setbacks on property lines in different local areas. This needs to be researched and followed accordingly.
Is a crane or other special equipment required?
There is no need for a crane or lifting equipment for the fully installed or DIY units. All OON’s units are flat packed and can be carried to the installation site. The helical piers take a heavy-duty roto hammer and 1” socket head to install the piers (these can be rented at any general hardware rental). Directions are provided in the installation manual.
Do you handle permitting and on-site assembly?
All current models and sizes of OON units do not require structural building permits in most municipalities. For fully installed units OON supplies a turn-key service including delivery, and installation including electrical permits and installation. DIY units include delivery, instructions, and everything needed for the DIYer to install the unit minus sheetrock and interior paint and the electrical contractor and electrical hookup.
Compliance, Warranty and Testing
What building codes and standards do your products meet?
OON builds fully installed units and DIY units to the (IBC) International Building Code standards. OON is proud to have a product that has built a niche market that does not require a structural permit to build and install the units due to size and location of the units. In addition, we do not offer plumbing which would require a permit. This ability to place an OON unit on your property without a building permit saves the customer time, money and frustration. The typical permit process in some cities and counties can average 6 to 12 months, where an OON unit can be placed and installed within 10 business days from start to finish. This does not mean our units are built of any less quality than your house, in fact due to our strict factory quality control, our units are built better than the average home.
Do you provide warranties or insurance guidance?
OON warranty is a strong 1-year warranty on the working parts of your unit for fully installed units. Roof leaks, doors or windows not opening, 1- year. We pass on the manufacturers’ warranty to our customers on our materials used (windows/doors 10- years, mini- split 1- year, siding 10-year, roofing 10- year and much more). DIY units will have all material warranties included. Due to a DIY unit being installed by the owner, we cannot warrant the unit as a whole unit and the working parts of the unit such as roof leaks, windows and doors operating etc. All units are insurable, please contact your insurance company for quotes.
Have your products been tested for fire resistance, seismic stability, or insulation quality?
Because an OON is a sum of many materials to produce a unit, OON relies heavily on the manufacturers testing and reliability. We purchase as much as possible eco-friendly and sustainable products. We use IBC rated products and processes. We adhere to the installation guidelines of the manufacturers and best business practices for using them. We are built like a fine home with top insulation and fire resistance. You can feel comfortable that working in an OON unit you will be as comfortable and safe as you are in your own home or business office.
